When it’s been established that a Town Planning Permit is required, we reach out to the Planning Department of the local council, quite early in the design process, to ensure that all requirements are met. Our Company works on the assumption that if an issue is identified early, the sooner that issue can be resolved. All our design and drafting teams have many years’ experience in being able immediate any challenges that may occur. Having this work ethic approach allow for an easier journey through the council planning process.  
Allan Armstrong team of drafting and building designers will prepare Town Planning drawings and co-ordinate the collection of other information required for a Town Planning Permit. As the Town Planning applicant, Alan Armstrong team will deal direct with all council queries until the permit is obtained, keeping you informed every step of the way. Please understand this can sometimes be a lengthy process.

Working Drawings

Once any final adjustments to the design have been made , and a Town Planning Permit has been obtained (wherenecessary), we will then prepare Working Drawings. These are the plans that your builder will use to obtain a Building Permit and to construct the building. They will incorporate any necessary engineering and energy rating notes. Our Melbourne Drafting team will organise & coordinate all external consultants such as soil reports, structural engineering & energy ratings so you only have one port of call.

Design

We provide a design service where we will meet with you to discuss your requirements. Your first consultation in our office is always free & no obligation. Once the initial meeting is completed & the quote accepted we will measure the existing conditions and gather other relevant information during a site visit. We will then prepare a concept sketch based on the initial design criteria. This may be discussed with council regarding potential town planning issues.

Development Application or Complying Development Certificate?

Whether you need a Development Application (DA) or Complying Development Certificate (CDC) for your project depends on several factors, including: boundary setbacks, lot size and type of street frontage. Generally, simple new builds and renovations to existing properties tend to comply to CDC codes, while a challenging site and ambitious build will likely require a DA from your local Melbourne City council.

Needing a DA!

The DA is submitted directly to your local council to obtain formal consent to carry out your development. The development must adhere to specific council code, and every council will have their own set of requirements. Check with your council to see if DA approval is required. It is generally needed for:
  • New residential constructions
  • Extensions
  • Subdivisions
  • Renovations in heritage conservation areas
  • Bushfire or flood-prone areas
The costing of your DA will depend on the size and type of proposed development. Each council will have a DA fee that will need to be lodged alongside your application. Your council will review your application and consider zoning regulations, local environment plans, development control plans, land use regulations and visual impact.
